Deadline for $8000 Home Buyer Tax Credit is around the corner. Las Vegas Home Buyers must act quickly to benefit from this great program

There are only 68 more days to take advantage of the $8000 Home Buyer Tax Credit

Although there’s talk about the program being modified/extended, nothing has been put into place yet- it’s still just “talk”.

So if your thinking about purchasing a home in the Greater Las Vegas Valley and you qualify for this credit,  it’s a must that you act quickly.  With all of the new appraisal and lending procedures it’s taking longer and longer for a buyer to close escrow on his or her new home.  The deadline for the current tax credit is November 30, 2009.

What’s a National Housing Market? And how does it compare when talking about Las Vegas Real Estate?

I had the pleasure of visiting with a very good friend this past weekend who also happens to be a very successful real estate agent from out-of-state.  We spent hours upon hours talking “shop”.

It was amazing how different of a real estate market he comes from, and it reiterated the fact that every city in every state is faced with a different market, each with its own up-sides along with it’s own challenges.

We can turn on the tv, radio or internet and hear information about our “National Housing Market” on a daily basis.  We have numbers and statistic being thrown at us like cream pies at a fair.  One channel paints a warm, fuzzy picture while the next tells us the doom and gloom of it all.  But how accurate is all of this news, and how does it directly pertain to us here in the Las Vegas Valley?

The Las Vegas, Nevada real estate market  is one of the most unique in the nation.  We saw the highest price increases.  Then, in what seemed like a day, we saw the highest decreases.  You just can’t compare us with that in Atchison, Kansas (or anywhere else for that matter).

Heck, you can’t even compare one area of the valley to another.  Our market as a whole has many, many sub-markets, each with their own data.

So remember, when you turn on the tv at night, you might not be getting the WHOLE STORY…

Find the Cheapest Gas Prices in Las Vegas! Gasbuddy.com is AWESOME!

Because I am a Las Vegas Realtor, my car is my my mobile office.  I drive around town- A LOT.  Like you, finding the best price for gasoline can be somewhat challenging, especially when prices vary so greatly from station to station.

Here’s a fabulous tool that will help in the search for the cheapest gas buddy logogas!  Gasbuddy.com is a great site that will allow you to enter your zip code and then provide you with the areas stations and their price per gallon.  The sites prices are provide from local folks & it even gives you the date/ time the prices were entered.

I found over 30 stations listed in my area and the prices varied from $2.55 a gallon all the way up to $2.79 a gallon.  Which station do you think I’ll be stopping at?!

What’s going on with foreclosures in Las Vegas, and how can Buyers take advantage of great deals!

The August 2009 numbers are in.  Over the past few years Las Vegas has seen some pretty crazy twists & turns, especially when it comes to the Las Vegas Real Estate Market.

So what is happening now?

Prices have plummeted and unfortunately,  many have lost their homes.  Bank foreclosures (REO’s) have dominated our market.  The percentage of these foreclosures selling is lingering at about 70% of the Valley’s total sales. Amazing.  Why?  Because of the EXTREME VALUES these properties offer.

But, the foreclosures available are dwindling.  Will we see the banks “load up the marketplace” any day now with more of these homes?  In my opinion, probably not.  The banks are smart cookies (or so they like to think ;) ).  If they flood the market with the foreclosures they are currently getting- and have been holding onto- they’re likely to receive less money per property.  What it looks like to me is they are playing the market.  A manipulation of sorts…

Currently, if you want to get a steal on a property in Las Vegas it’s going to take some work.  Multiple, and I mean waiting in lineMULTIPLE (upwards of 10-20),  offers are being placed on homes that are smokin’ hot deals.    I’ve encountered folks who have put offers on 10+ properties before having one accepted.  These homes typically sell ABOVE ASKING PRICE.

The banks sit back and let the offers roll on in…  They know their “auction-like” pricing will typically bring them “auction-like” results.  A feeding frenzy.  The law of supply and demand.

So, if you were Mr. Bank, wouldn’t you keep the supply for these homes (typically those under $150K here in Vegas) low?  Keep the demand high?  Expect a greater return…  Mr. Bank thinks it makes complete sense.  And our monthly numbers continue to show exactly what’s going on in his mind.  We know there are still more foreclosures.  And our industry expects to see even more over the next 12 months.  Will we see those all at once?  Probably not.

So how does a viable buyer, wanting to take advantage of A) Some of the best values the valley has ever seen, B) Interest rates that are close to all time lows, and C) if able to qualify, the $8000 tax credit, go about getting a home today?

patiencesignThe dream of home ownership is still extremely possible.

It’s just a matter of patience and persistance. Having a team of people on your side who understand what your up against.

Yes, there are still foreclosures available.  They aren’t going away for a bit.  Looking at that property that sold 2 years ago for $350,000 and currently is selling for the asking price of $90,000?  Yes, you can expect some competition on that one.  But, looking above $200K and the competition backs off slightly.

Short Sales are still great deals!

Yep, these are work too.  A lot of waiting and a lot of hoping, but I’ve seen many, many happy new homeowners find that taking a little more time paid off for them when they purchased a short sale.  Key here- have a Realtor working with you that COMPLETELY UNDERSTANDS THE PROCESS! It’s also very team handsimportant that the agent who has the home listed fully understands how to negotiate and ultimately get a short sale through the system.

Traditional Sales

Although traditional sales (seller can sell his/her property at fair market value without selling short) have thinned out because of the dramatic changes in Las Vegas Real Estate values, they are still out there.  This is your best case scenario.  No third party (bank, lender, investor etc.) to call the final shots.

In closing

Our Las Vegas real estate market is interesting, to say the least.  It still amazes me that buyers are still waiting to see what’s to come.  The numbers speak for themselves.  The deals will be around for a while, yes.  But with all of the factors we know about TODAY – low, LOW pricing, outstanding interest rates and FREE MONEY- it just makes sense!

A fun little trick… Find out what side your gas tank is on!

Although my blog centers primarily around Las Vegas Real Estate, whenever I have a light bulb moment I love to pass it along.

We’ve probably all been there.  Your in a vehicle your not necessarily  familiar with and you need gas.  Pull into the station and scratch your head.  You look like a giraffe trying to stretch and see if the tank is on the drivers side.  You can’t tell…  If your lucky, you have a passenger in the car.  “Can you please get out and see which side”… gas tank gauge

But AHA!  Here  is a nifty little know-how that could ease some frustration when you get into a new vehicle and need to figure out where the gas tank is.

Look at the gas gauge on your instrument panel.  See the little gas pump icon?  Ahhhh, an arrow!  Yes, that arrow has purpose! It tells you which side the tank is on!

While you can’t count on finding the arrow on every instrument panel, (it is mostly found on late model vehicles) it is certainly worth looking for, isn’t it!!

Well, I was excited when I found out anyway… :)

Whether your single and looking for a party, or planning activities for the family and kids, your definitely going to have lots of great choices when planning what your going to do!

No matter where you live, there’s something close by… Drive a bit further, and even more excitement is waiting for you!

Be a Tourist for the Day

Think about it. How often do you take a trip to the Las Vegas Strip and check out all of the great stuff folks visiting from out of town spend months after their vacation talking about?  Probably not to often, eh?  With all that Vegas has to offer, you could spend your entire weekend viewing Erupting Volcanos, Fabulous Fountain Shows, plus much, much more.

How about a ride in a Gondola?  the Shark Reef, or Lion Habitat?  The list is almost endless, but I’m sure you know what I’m talking about…  Yes, so the strip might be busy this 3-day weekend (I SURE HOPE IT IS!).  But think about how much fun you (and your kids!) can have- and mostly for FREE!
